Terms & Conditions

These Terms & Conditions govern your booking and stay at The North Villa, Candolim, North Goa. By making an enquiry, confirming a booking or staying at the villa, you (the "Guest") agree to these terms.

1. Definitions

"The Villa", "we", "us" or "our" refers to The North Villa, a private residential villa located at Villa Candolim, near Saipem Hills, Candolim, North Goa 403515, and its owners and authorised representatives. "Guest", "you" or "your" refers to the person making the booking and all members of their party. "Booking" means a confirmed reservation of the villa for specified dates.

2. Bookings & confirmation

• The North Villa is let as a whole, private property for the exclusive use of your group. We do not share the villa between unrelated parties.
• An enquiry is not a confirmed booking. A booking is confirmed only once we have acknowledged your dates in writing (WhatsApp or message) and received the required advance payment.
• The person making the booking must be at least 18 years of age and is responsible for the entire party and for ensuring every guest is aware of these terms.
• We reserve the right to decline or cancel a booking at our discretion, for example where information provided is inaccurate or the stated purpose is not permitted (see House Rules).

3. Rates, payment & security deposit

• Rates are quoted per night in Indian Rupees (INR) and depend on dates, season, duration and group size. The rate confirmed at the time of booking is the rate that applies.
• A booking advance (typically a percentage of the total) is payable to confirm the reservation. The balance is payable as agreed at the time of booking, on or before check-in unless stated otherwise.
• A refundable security deposit may be collected before or at check-in against any damage, loss or breach of house rules. It is refunded after check-out once the villa has been inspected, less any lawful deductions.
• Rates are inclusive or exclusive of applicable taxes and specific services (such as chef, meals or add-ons) as stated in your quote.

4. Check-in & check-out

• Standard check-in is 1:00 PM and check-out is 11:00 AM.
• Early check-in or late check-out may be offered on request, subject to availability, and may carry an additional charge.
• Valid government-issued photo identification is required for all adult guests at check-in, in line with local regulations.

5. Occupancy

The villa has 6 bedrooms and sleeps up to 15 guests. The number of guests must not exceed the number agreed at booking. Additional guests, day visitors or events must be disclosed and approved in advance and may be subject to extra charges. Unauthorised excess occupancy may result in the stay being terminated without refund.

6. Cancellation & refunds

Cancellations, date changes and refunds are governed by our Cancellation & Refund Policy, which forms part of these terms.

7. Conduct & house rules

All guests must comply with our House Rules, respect neighbours and local laws, and keep noise within reasonable limits, particularly at night. We reserve the right to ask guests to leave, without refund, for serious or repeated breaches, illegal activity or behaviour that endangers people or the property.

8. Damages & guest responsibility

• Guests are responsible for the villa, its contents and grounds during their stay and must leave it in a reasonable condition.
• Any damage, breakage or loss beyond normal wear and tear must be reported to our caretaker and may be charged to the guest or deducted from the security deposit.
• Guests are responsible for their own personal belongings. Please use the facilities, pool and appliances responsibly and supervise children at all times.

9. Liability

To the maximum extent permitted by law, The North Villa and its owners are not liable for any injury, illness, loss, theft or damage to persons or property during the stay, except where caused by our proven negligence. Use of the swimming pool, kitchen, BBQ and all other facilities is entirely at the guest's own risk. Guests are advised to arrange their own travel and personal insurance.

10. Force majeure

We are not liable for any failure or delay in providing the villa due to events beyond our reasonable control, including natural disasters, extreme weather, government orders, pandemics, utility failures or civil disturbance. In such cases we will work with you in good faith to reschedule or offer a fair resolution.

11. Governing law & jurisdiction

These terms are governed by the laws of India. Any dispute arising from a booking or stay shall be subject to the exclusive jurisdiction of the courts of Goa, India.

12. Changes to these terms

We may update these Terms & Conditions from time to time. The version in effect at the time of your booking applies to that booking. Please review this page before each booking.
